About Block 21...
This project is being developed by Austin-based Stratus Properties. Anderson·Wise and BOKA Powell are proceeding with final design. This vacant block north of Austin's City Hall will be transformed into a 32-floor high-rise featuring a 225 room luxury W Hotel with 125 condominiums. Hotel amenities will be offered to condo owners. The hotel and condominium tower will also house street level restaurants, retail space, a 1000-person recording studio for KLRU’s “Austin City Limits,” and a 30,000-sq.-ft. space for the Dell Discovery/Austin Children’s Museum.

About 360...
Novare Group Holdings, LLC and Andrews Urban LLC officially broke ground on 360 Condominiums on June 20th in what was once an abandoned parking lot at the intersection of Nueces and Third Streets. The building, a 44-story condominium tower, will feature 433 residential units and approximately 13,500 square feet of street-level retail and restaurant space. The 580-foot-tall tower will be one of the tallest buildings in downtown Austin and a prominent addition to the skyline. Price’s will range from $200,000 for a 1 bedroom, and less than $250,000 for a 2 bedroom making it affordable for first time buyers and an attractive investment property. Designed by Pelli Clarke Pelli Architects to feature many of the custom luxury features that Novare considers standard in its high-rise luxury condo developments.

About Fifth & Congress...
The mixed-use tower being designed by Pelli Clarke Pelli Architects is set to rise 47 stories on the northeast corner of Fifth Street and Congress Avenue, next to the 26-story Bank of America building. Senior principals Cesar Pelli and Fred Clarke and firm principal Bill Butler will lead the design team. Tom Stacy, a longtime Austin developer, is planning a one-million-square-foot, mixed-use tower, consisting of retail, office, hotel, condominiums and a private club. The 700+ foot tall project will be one of the most ambitious downtown mixed-use projects to date. Stacy plans 180 to 200 condominiums priced at $500 to $600 a square foot, putting the average unit, 1,150 square feet, at up to almost $700,000. Included in the project is a 12-story parking garage with 1,200 spaces at Fifth and Brazos streets.

About Spring...
Construction is expected to start in mid-2006 on this 36-story, $60 million luxury condo tower in the southwest quadrant of downtown, two blocks south of Whole Foods Market's flagship store. Spring will have several levels of parking above and below ground, plus shops on the ground floor with 20-foot sidewalks shaded by awnings. Plans call for 220 units, priced from under $200,000 to $400,000, with most units selling for around $250,000. Spring strives to offer a luxury product that will make downtown living available for all: young professionals and middle-income families.

High Street Residential Inc., a subsidiary of Dallas-based Trammell Crow Co., is developing a high-rise tower for condominiums and other associated improvements. Construction of the project, in the “Waterfront District” (as dubbed by Trammell Crow) at Davis and Red River streets, should start in the third quarter of 2006. The 22-story project will include 192 condominiums units over five parking levels. Prices are expected to range from $200,000 to $1.3 million. The project will be linked to a planned adjacent Kimpton hotel by a sixth floor terrace.

Sydney, Australia-based Constellation Property Group has set its sights on Austin. Constellation's second Austin project (the first being STAR Riverside) is being dubbed "Red River." This $250-$300 million Waterfront District project will be comprised of three buildings along Waller Creek, directly across César Chávez St. from the IronWorks BBQ.
